The Phase 12 worksheet covers four product types: rear-lane towns from $468,990 (3 bed / 2.5 bath, 1,341-1,469 sq ft), semi-detached homes from $540,990, 36' detached homes from $614,990, and 44' detached homes from $731,990 — all 3-4 bedroom, 2.5 bath floor plans ranging up to 2,875 sq ft. Mattamy is currently covering the first 12 mortgage payments (up to $4,150/month) for a limited time, along with a $15,000 Design Studio Credit on towns and up to $40,000 on detached homes.

For investors, Alberta's tax framework is the real headline: no land transfer tax, no development charges, no provincial sales tax, and no rent control.
